Permit-holder duties and issued documents
Who is responsible for inspection bookings?
The permit holder must notify the City at every required construction stage. Required inspections and professional reports are project-specific and listed on the building permit. A contractor's presence does not remove the permit holder's responsibility to arrange them.
Where do I obtain the issued permit package?
Online applicants can download it from the Online Application System. Other applicants are contacted by a Plans Examiner to receive the issued package. Keep the actual issued documents rather than relying on a draft application drawing.
What should I review before construction?
Read the permit card, conditions, required inspection list, drawings, notations and changes made during review. Check which architect, engineer or surveyor reports are required. Raise questions with the assigned inspector before beginning the affected work.
Site preparation and booking
Must the permit and plans be on site?
Yes. Post the permit and keep issued drawings available to the contractor and inspector. The page says an inspection will not be completed when the permit and issued drawings are unavailable, and a later inspection must be scheduled.
Is a pre-construction meeting required?
Yes. Contact the assigned inspector for the Commencement of Construction meeting. It reviews the plans, schedule, concerns and inspection stages. The inspector's name and phone number are in the permit's Conditions section.
How do I book an inspection?
Contact the inspector listed in Conditions and provide the building permit number and project address. Allow at least 24 hours' notice. Use the inspector assigned to the issued permit rather than sending an unspecified request to another department.
Changes, approvals and required reports
May I build a change before discussing it?
No. Proposed changes must be reviewed with the inspector before construction so the inspector can decide whether a permit revision is needed. The original approval does not automatically cover a later design, layout or material change.
Can I continue to the next phase before approval?
No. A building official must inspect and approve each required stage before the next phase. Work done without required inspections can result in a stop-work order or a requirement to open completed areas for inspection.
Do inspections replace professional reports?
No. The inspector must also receive and review all reports listed on the permit. These confirm the required professionals have reviewed their work. A passed site visit does not automatically clear an outstanding engineer or designer report.
What happens after deficiencies are found?
Correct the identified issues and rebook the inspection. The same applies when changed plans need revisions. Continue only after the required approval. Keep the updated report and issued drawings available to the people carrying out the corrections.
